Asphalt Repair Services

Every crack in your parking lot is an invitation for water. Every pothole started as a small problem that got ignored. In the western suburbs, where freeze-thaw cycles put constant stress on pavement, small asphalt damage becomes big asphalt damage fast.

Shamblin Paving provides asphalt repair services for commercial parking lots, residential driveways, and private roads throughout Aurora and the surrounding Kane County communities. We handle everything from crack sealing to full section replacement, with an emphasis on repairs that actually last.

How Illinois Winters Damage Asphalt

Understanding why asphalt fails helps you make better decisions about repairs. In our climate, the primary culprit is water combined with temperature cycles.

Here is what happens: Water seeps into small cracks and pores in the pavement. When temperatures drop below freezing, that water expands by about 9 percent. The expanding ice pushes against the surrounding asphalt, widening cracks and weakening the bond between aggregate particles. When temperatures rise, the ice melts, leaving slightly larger voids behind. This cycle repeats dozens of times each winter.

The result is progressive damage. Hairline cracks become wide cracks. Wide cracks become alligator cracking. Weakened sections develop into potholes. By spring, a parking lot that looked acceptable in October can have serious problems.

Types of Asphalt Damage

Cracking

Cracks are the most common form of asphalt damage and come in several varieties:

Linear cracks. Straight cracks that follow the direction of traffic or temperature stress. Often appear at construction joints or along the edge of repairs.

Block cracking. Interconnected cracks that form rectangular patterns. Usually indicates aging binder that has become brittle.

Alligator cracking. Interconnected cracks that resemble alligator skin. This pattern indicates structural failure, typically from base problems or repeated overloading.

Potholes

Potholes form when cracked pavement breaks apart under traffic loading. Water infiltration and freeze-thaw action weaken the base, and vehicle tires eventually pull loose pieces away. Once started, potholes grow rapidly because the vertical edges concentrate stress. For localized damage, we offer pothole repair services that address the underlying problem, not just the surface.

Depressions and Settling

Low spots collect water and accelerate damage. Depressions can result from poor compaction during original construction, base failure, or soil settlement beneath the pavement.

Raveling

When the binder that holds aggregate together deteriorates, loose stones begin to appear on the surface. Raveling often shows up first in high-traffic areas and indicates the surface is aging out.

Asphalt Repair vs. Replacement

Not every damaged parking lot needs full replacement. But not every damaged parking lot can be saved with repairs either. Here is how we think about it:

Repair makes sense when: Damage is localized rather than widespread, the base is still sound, repairs cost significantly less than replacement, and you need to extend the life of existing pavement for a few more years.

Replacement makes sense when: Damage covers more than 25-30% of the surface, base failure is widespread, drainage problems require regrading, multiple previous repairs have failed, or total repair costs approach replacement costs.

We will give you an honest assessment. Sometimes the right answer is to repair now and budget for replacement in a few years. Sometimes trying to repair a failed pavement just throws money away.

Commercial Asphalt Repair

For commercial property managers, pavement condition affects more than appearance. A deteriorating parking lot creates liability exposure, discourages customers, and suggests poor property management to tenants and visitors.

We work with retail centers, office parks, industrial facilities, and multi-family properties throughout the western suburbs. Our commercial repair services include:

Condition assessments. We evaluate your pavement and provide a realistic picture of current condition, expected remaining life, and repair options.

Prioritized repairs. When budget is limited, we help you focus resources on repairs that address the most serious problems first.

Scheduled maintenance. Regular crack sealing and minor repairs prevent small problems from becoming expensive ones.

We also provide commercial sealcoating and parking lot striping services, so you can address multiple maintenance items in a single project. For complete lot rebuilds, our commercial paving team handles projects of all sizes.

Residential Driveway Repair

Residential driveways take the same abuse from freeze-thaw cycles as commercial lots, just on a smaller scale. Common issues include:

Edge cracking. Where the driveway meets lawn or landscaping, edges often crack due to lack of support.

Apron damage. The transition from driveway to street sees heavy stress from turning vehicles.

Settlement near garage. Poor compaction during construction often shows up as settling near the garage floor.

We can repair damaged sections or, when damage is widespread, replace the driveway entirely. For homeowners looking to protect their existing driveway, driveway sealcoating helps prevent the cracks that lead to bigger problems. Check out our guide on common sealcoating mistakes to make sure the job is done right.
