A standard asphalt overlay involves applying a new layer of hot mix asphalt directly over the existing surface. This works well when the current pavement is in fair condition with no major structural issues. It adds thickness, restores a smooth driving surface, and extends the life of the lot by 10 to 15 years.
A mill and overlay adds an extra step. Before the new asphalt goes down, we use a cold milling machine to remove the top 1.5 to 3 inches of the existing pavement. This eliminates surface defects, corrects minor grade and drainage issues, and creates a rough, bonded profile that helps the new asphalt layer adhere properly. Mill and overlay is the go-to method for lots with moderate surface wear, uneven areas, or spots where maintaining existing curb reveal and drainage elevations matters.
The milled material (called reclaimed asphalt pavement or RAP) gets recycled back into new asphalt mixes, so nothing goes to waste.


When Resurfacing Is the Right Call
Asphalt resurfacing is not a fix for every parking lot. It works when the underlying base and subgrade are still solid. Here are the signs that your lot is a good candidate for an overlay:
