Soil and Drainage. Soils across the Bartlett area are dominated by heavy, silty clay that holds water and swells when saturated, pushing on pavement from underneath. The village is also surrounded by wetlands and creek corridors, from Brewster Creek to the preserves around Pratt’s Wayne Woods, so low-lying properties often sit on slow-draining ground. A properly built subbase with adequate aggregate depth and positive drainage is the difference between a surface that lasts and one that fails early.

Frost Line. The frost line in northern Illinois reaches roughly 36 inches, among the deepest anywhere in the state. When moisture trapped in a weak or saturated base freezes, it expands and lifts the pavement; when it thaws, the surface settles unevenly. That heave-and-settle cycle is the single biggest cause of cracking and potholes in the western suburbs.

Seasonal Timing. Bartlett’s paving window generally runs late April through mid-November. Asphalt needs sustained ambient temperatures above 50 degrees Fahrenheit and rising to cure properly, so fall projects should be booked early enough to finish before the first hard freeze, which typically lands in late October or early November.

Permits. The Village of Bartlett requires permits for new driveways, driveway widening, and commercial paving work, handled through the village’s Building Department. Because the village straddles Cook, DuPage, and Kane counties, stormwater and right-of-way requirements can differ from one part of town to another.
