Pothole Repair
REQUEST A QUOTE
Pothole repair in Aurora, IL is one of the most common calls we get, and for good reason. Northern Illinois winters are brutal on asphalt. Water seeps into cracks, freezes, expands, and blows out chunks of pavement. By spring, your parking lot looks like it took a beating. Left alone, potholes grow fast, damage vehicles, create trip hazards, and open you up to liability claims from customers and tenants.
Shamblin Paving is a trusted pothole repair company with over 20 years of experience handling asphalt pothole repair across Aurora, Naperville, Joliet, Plainfield, and the western Chicago suburbs. We do not just throw cold patch asphalt in a hole and call it done. We figure out why the pothole formed, fix the underlying problem, and give you a repair that actually lasts.
Hot Patch vs. Cold Patch Pothole Repair
There are two primary methods for patching potholes in commercial parking lots, and the right one depends on the season, the severity of the damage, and how long you need the repair to last.
Hot patch repair is the permanent fix. We saw-cut around the pothole to create clean, straight edges, remove all loose and failed material down to solid base, compact the base layer, and fill the area with fresh hot mix asphalt compacted flush with the surrounding pavement. Hot patch repairs bond tightly to the existing pavement, shed water, and hold up to heavy commercial traffic for years. This is the standard we use on every pothole repair job during paving season when temperatures allow hot mix placement.
Cold patch asphalt is a temporary repair used when conditions do not allow hot mix. During winter months or emergency situations where a pothole needs to be addressed immediately for safety, cold patch asphalt is the go-to material. It can be placed in wet or cold conditions and compacted by hand or with a roller. Cold patch gets the hole filled and keeps the lot safe, but it is not a permanent solution. It breaks down over time under traffic and weather. We always recommend coming back with a hot patch once temperatures allow it.
The difference between a pothole fixer who throws cold patch in every hole year-round and a contractor who does the job right is the difference between repairing the same pothole every six months and fixing it once.

Why Potholes Form in Aurora Parking Lots
Potholes do not appear out of nowhere. They are the end stage of a process that starts with small cracks in the asphalt surface. Here is how it works in the Aurora area:
Water enters the pavement through surface cracks, failed joints, and unsealed edges. It works down into the aggregate base layer. During winter, that water freezes and expands, pushing the asphalt up from below. When it thaws, the pavement settles back down but the base underneath is now loose and weakened. Add vehicle traffic on top of that soft spot and the surface breaks apart. That is your pothole.
Aurora’s silty clay loam soils make this worse. The native glacial till retains moisture and drains poorly, so water that gets into the base layer stays there longer than it would in sandy or gravelly soil. Freeze-thaw cycles in Kane and DuPage counties typically run from late November through March, which means the pavement is under stress for nearly five months straight every year.
This is why preventative maintenance like crack sealing and sealcoating matters so much in this area. Keeping water out of the pavement structure in the first place is the best way to prevent potholes from forming.
Commercial Pothole Patching Process
When you call Shamblin Paving for asphalt pothole repair, here is what the job looks like:
- Assessment We inspect every pothole and the surrounding pavement to determine the cause and extent of the damage. Some potholes are surface-level failures that just need a clean patch. Others are signs of deeper base failure that require more involved structural repair.
- Saw-Cutting We saw-cut around the damaged area in a square or rectangular shape to create clean, vertical edges. This gives the new asphalt a solid face to bond against and prevents the repair from crumbling at the edges.
- Excavation and Base Prep All loose, failed, and moisture-damaged material comes out. We dig down to stable base or subgrade, compact the bottom of the excavation, and add fresh crushed stone aggregate if needed to rebuild the base layer.
- Hot Mix Asphalt Placement We fill the prepared area with hot mix asphalt in lifts, compacting each layer to achieve proper density. The finished patch sits flush with the surrounding pavement surface for a smooth, seamless repair.
- Compaction and Cleanup Final compaction locks the repair in place. We clean the area and the lot is immediately ready for traffic.
For emergency winter repairs or situations that cannot wait for paving season, we use cold patch asphalt as a temporary measure and schedule the permanent hot patch for when conditions allow.
Pothole Liability and Property Owner Responsibility
Potholes in commercial parking lots are not just an eyesore. They are a liability issue. Property owners and managers in Illinois have a duty to maintain safe conditions on their premises. A customer who trips in a pothole, a vehicle that gets damaged, or an employee who injures an ankle can all lead to claims against the property.
The longer a known pothole goes unrepaired, the harder it is to defend against a negligence claim. Documenting the condition of your lot and addressing potholes promptly shows you are taking reasonable steps to maintain the property. We offer scheduled maintenance visits for property managers who want to stay ahead of pothole damage throughout the year rather than reacting to complaints.

Aurora Paving Specs for Pothole Repair
The City of Aurora follows IDOT specifications for all asphalt patching. Pavement repairs on or near the public right-of-way require a contractor license and paving permit. All patching work must follow the city’s pavement patching construction details, which require clean saw-cut edges and proper compaction of both the base and the asphalt fill.
Hot mix asphalt must be placed when temperatures are at or above 45°F and rising. The city’s hard cutoff for asphalt paving is October 27th. Any patching done after the cutoff date is considered temporary and must be maintained by the contractor through the winter until a permanent repair is completed.
We handle all permitting and code compliance so your repair stays on the right side of city requirements.
