What looks like a pothole or a section of alligator cracking on top is usually a sign that the aggregate base or subgrade underneath has failed. Moisture infiltration, heavy truck traffic, poor original construction, or years of freeze-thaw cycling can all break down the layers that support the asphalt surface.
Our commercial asphalt repair process starts with identifying the extent of the structural failure. We saw-cut around the damaged area to create clean, straight edges, remove the failed asphalt and compromised base material, rebuild the aggregate base to the proper depth and compaction, and then install new hot mix asphalt flush with the surrounding pavement. This full-depth repair method eliminates the weak spot entirely instead of just skinning over it with a patch that will fail again within a year.

Base Failure Repair
Base failure is the most common reason parking lots in the Aurora area deteriorate faster than they should. When the aggregate base layer loses its load-bearing capacity, the asphalt on top has nothing solid to sit on. It cracks, sinks, and breaks apart under normal traffic loads.
The usual causes of base failure in this area include moisture penetrating through cracks in the surface and saturating the base material, clay migration from the subgrade up into the aggregate layer, inadequate base thickness for the traffic load the lot carries, and poor compaction during original construction.

When the failure is caused by moisture, we also address the water source. Standing water is the fastest way to destroy a parking lot. Water that pools on the surface works its way through cracks and joints into the base layer. Once the base is saturated, it loses strength. Add heavy vehicle traffic on top and you get rapid pavement breakdown, potholes, and base failure.
Drainage problems in commercial lots usually come from one of a few sources. The lot was graded improperly during original construction and water collects in low spots. Settlement over time has created birdbaths where water sits after rain. Catch basin frames have sunk below the pavement surface. Or the storm sewer connections are clogged or undersized.
We fix drainage problems at the source. That can include regrading sections of the lot to restore proper slope, raising or replacing catch basin frames and grates, saw-cut patching around drain structures, and in some cases milling and resurfacing to re-establish the correct cross-slope across the entire lot. The goal is to get water off the pavement surface and into the drainage system as fast as possible so it never reaches the base layer.
Parking Lot Repair on Aurora's Silty Clay Loam Soils
Aurora sits on silty clay loam, a glacial till soil that holds moisture and moves with seasonal temperature changes. Pavement patching done after the cutoff is considered temporary and must be maintained through the winter until a permanent repair is made.
